Here’s a list of some of the frequently asked questions (FAQ) we receive about the community from potential new residents as well as current residents.
Q: I just moved into the neighborhood and don’t have a pool key, where do I get one?
A: You should have received a pool key from the previous homeowner that you bought the house from. If you didn’t, you can contact the HOA management company to arrange for a new key for your residence. If you lost your key, a replacement key can be obtained for a fee by the management company. Your HOA account must be current and in good standing to obtain a key and make use of the common pool. Acknowledgement of the community pool rules is also a requirement to receive a key. Q: I just moved into the neighborhood and don’t have my mail keys?
Q: How do I know which mailbox is mine?
Q: My mailbox key broke, how do I get a replacement?
A: You should have received a key from the previous homeowner. If you didn’t (or your key/lock is lost/damaged), you can contact a locksmith to have the mailbox lock changed and receive the new key. If you don’t know which mailbox is yours, contact the Post Office with your address and the carrier will tell you which box is for your street address. The HOA does not issue mail keys.
Q: Who is responsible for the care and maintenance of the ‘tree lined area’ in front of my home (the area between the street and the sidewalk)?
A: Section 8.7 of the Cortina Covenants, Conditions and Restrictions (CC&Rs) indicates the homeowner responsibility for the ‘tree lined area’ in the front of your home. It is the homeowner’s responsibility for proper care, maintenance and replacement of landscaping in the tree-lined areas.
Q: I want to change the landscaping in my house and/or perform some home improvement, what are the guidelines?
A: The guidelines for landscape and home improvement are provided in the Documents section of this site as well as have been provided to you when you purchased your home. Please refer to the guidelines and submit a plan for approval before making any lanscape or architectural improvements to your home/property.
Q: When I bought my home I was told that the builder paid for the first year of HOA assessments, is that true?
A: No, this is not true. The homeowner(s) is responsible for paying all HOA assessment fees in full and on-time. The HOA uses the property address for all mailings and notices unless instructed otherwise. There are multiple ways to pay your HOA assessment and fees. These methods are listed in the Fee Payment Options section of this site, including an online payment option.
Q: Are trash services/cable television/internet included with my HOA assessments?
A: No. All utilities on your property are the responsibility of the homeowner(s). No trash, television, internet, telephone or other utilities are included with your assessment. A list of options for obtaining these utilities is available in the Community Services section of this site.
Q: Who is allowed to use the community pool?
A: Residents of Cortina in good standing with the HOA are permitted to use the pool. Each resident must use their own key for entrance/exit of the pool area and abide by the pool rules for the community. Non-residents may be guests, but must be accompanied by a resident. Please see the pool rules for further guidance on other pool policies and procedures.
Q: Where do I pay my fees for the HOA?
A: There are various ways to pay your quarterly assessments and other fees including mail, automatic payment and online credit card processing. Please refer to the Fee Payment Options section of this site.
Q: How can I report an issue in the community to the HOA?
A: You can contact the HOA management company, or complete the online form: Report an Issue. Please note that if you are reporting a violation, Arizona State Law requires that an accuser may not be anonymous for HOA violation reports (please read the notice on the online form).
